Slovenia: Dwelling prices in the 2nd quarter of 2021 up again

In the 2nd quarter of 2021, dwelling prices in Slovenia were on average 4.5% higher than in the previous quarter. The number of transactions of existing dwellings was at a record high, while the number of transactions of newly built dwellings was the lowest since the 2nd quarter of 2020.

According to the national Statistic agency, in the 2nd quarter of 2021, the prices of newly built dwellings (new flats and family houses together) decreased on average by 0.7% over the previous quarter.

Compared to the previous quarter, the prices of newly built family houses went down by 8.5% (after they went up by 8.6% in the 1st quarter of 2021). The prices of newly built flats went up by 2.6%.

At the level of Slovenia, in the 2nd quarter of 2021, the prices of existing dwellings (existing flats and family houses together) increased on average by 4.7% over the previous quarter. The prices of existing flats went up by 5.0% and of existing family houses by 4.2%.

Compared to the 1st quarter of 2021, in the 2nd quarter of 2021, the prices of existing flats in Ljubljana increased the most (by 5.4%), followed by the prices of existing flats in the rest of Slovenia (by 4.1%) and of existing flats in Maribor (by 3.9%).

In the 2nd quarter of 2021, dwelling prices were on average 9.9% higher at the annual level. The prices of existing flats increased the most (by 11.2%), followed by the prices of existing family houses (by 9.3%) and newly built flats (by 8.0%). The prices of newly built family houses went down by 2.6%.

In the 2nd quarter of 2021, the total value of housing transactions for all types of dwellings in Slovenia was EUR 459 million. This is EUR 162 million more than in the previous quarter when the total value of housing transactions was EUR 297 million. This is also the highest total value of housing transactions since we started conducting the survey. The total number of transactions of dwellings in Slovenia in the 2nd quarter of 2021 was 3,993. This was the highest number after the 2nd quarter of 2017 when the total number of transactions of dwellings was 4,127.

The number of transactions of existing dwellings was in the 2nd quarter of 2021 at a record high. 3,927 existing dwellings were sold; their value of housing transactions was EUR 446 million, which is also the highest value of sales in general.

On the other hand, in the 2nd quarter of 2021, the number of transactions of newly built dwellings was low, only 66, which is the least after the 2nd quarter of 2020 (55 sales). The value of housing transactions with newly built dwellings was EUR 13 million. This is EUR 13 million less than in the previous quarter.
